Eligibility First

Before any property is considered, we confirm whether it is legally eligible for foreign investment under FIRB rules. If a property does not meet eligibility requirements, the assessment stops. This prevents capital being allocated to assets that cannot be held or exited efficiently by foreign buyers.
Suburb-Level Market Context
Once eligibility is confirmed, we assess the suburb as a long-term investment environment. This includes demand depth, owner-occupier versus investor composition, historical performance through market cycles, and the suburb’s ability to support sustained capital growth rather than short-term volatility.
Street & Micro-Pocket Analysis

Outcomes can vary significantly within the same suburb. We analyse street quality, orientation, elevation, outlook, surrounding built form, and proximity to lifestyle amenities to identify where demand consistently concentrates and where long-term performance is most defensible.

Scarcity, Zoning, Future Development & Replacement Risk
We assess how scarce the asset type is, how frequently comparable properties come to market, and whether planning controls limit future supply. Assets that are difficult, costly, or unlikely to be replicated under current zoning conditions tend to retain value more effectively over time.
Construction, Engineering, Design & Livability

Beyond presentation, we evaluate construction methodology, engineering fundamentals, drainage and water management, acoustic separation, fire separation, and overall build execution. We also assess layout efficiency, natural light, privacy, storage, and day-to-day livability — all of which materially impact durability, ownership risk, and long-term appeal.
